The detailed estimate represents our most comprehensive and precise project cost projection, developed through a meticulous, collaborative process. After receiving initial project plans, we distribute these to our network of specialized subcontractors at least a week in advance of a comprehensive trade walk. During this carefully orchestrated meeting, design professionals, clients, and all trade specialists come together to review plans, ask questions, and gain a complete understanding of the project’s nuanced requirements. Following the trade walk, subcontractors have up to two weeks to prepare detailed bids, while our team simultaneously compiles an exhaustive breakdown of materials and labor costs. Our final detailed estimate is presented as two critical documents: a comprehensive spreadsheet divided into 17 precise divisions—covering everything from general conditions to specific trade work—and an accompanying narrative document that explains each line item in depth. This approach provides clients with unprecedented transparency, breaking down costs into granular categories like concrete, woodwork, finishes, and mechanical systems, with each category including a contingency buffer to protect against unexpected expenses.
